Many local and multinational companies that are looking to expand their operations nationwide prefer to lease an office located in the Queen City of the South.

Both offer a fair share of work, live, and play developments that promote a holistic lifestyle options for employees, students, and families. The Cebu CBD has evolved into a lifestyle destination at the center of the city, successfully integrating commercial, retail, and lifestyle concepts in one central hub.

With numerous options, how can companies choose the best office to lease in Cebu City? Here are some factors that you should consider:

One of the most crucial considerations in finding the best office space for your business is its location. A great business address is easily located and accessible, not only by clients and potential customers, but also by its employees.

An ideal office location should also be near key establishments such as food stores, marketplaces, hospitals, malls, and public transport hubs. Companies can also consider its distance to their competitors or proximity to its partners within the area to make and execute strategic decisions better.

Building

Companies looking for the best office space for lease in Cebu should also consider the building and structure itself. Inquire about the added amenities and facilities that it offers and how they are maintained. An ideal office should be situated in a building that is well-kept and provides the support a business needs in order to grow and expand in the long run.

Another factor to consider is the building’s green and sustainability features. Due to the COVID-19 pandemic, more people have given more importance to their health and well-being, even outside the comforts of their homes.

An ideal office location should be in a building that promotes a holistic approach to its tenants’ wellness. Green buildings are structures that are designed, constructed, and operates to reduce negative impacts on the environment and improve the health and well-being of its occupants.

Workspace

Space is arguably the most vital when choosing the perfect office for your business. Factor in the size of your company and the total amount of space you need to take up in order to function effectively and most efficiently. An ideal office space should also support the possibility of your company’s expansion and growth in the future.

Some businesses also prefer to have their company culture and identity be reflected in their workspace. This should also be one of your most important considerations as many studies prove that the workplace design significantly contributes to the innovation and productivity of the employees and the company itself.

Finding the best office space for your business can be challenging and overwhelming. MERV 13 Filters: Are they worth the investment?

With workers and workplaces facing increased hazards associated with the COVID-19 pandemic, the Centers for Disease Control and Prevention (CDC) has released their recommendation and guidance for businesses that will reopen amid the pandemic. To prevent the spread of the virus within enclosed public spaces, landlords are advised to prioritize upgrading their building’s air filtration system.

The CDC said that businesses should ‘improve central air filtration to MERV-13 or the highest [standard] compatible with the filter rack, and to seal edges of the filter to limit bypass’ to reduce the risk for office workers. HVAC air filters are necessary to remove contaminants from the air in enclosed spaces with limited ventilation such as workplaces.

The American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) has also recommended upgrading air filters in HVAC systems to at least MERV 13 for better filtration, fewer dust particles, and other airborne contaminants.

What is MERV?

The Minimum Efficiency Reporting Value (MERV) is an effectiveness scale for air filtration systems developed by ASHRAE in 1987. The scale goes from 1 to 16 which indicates the filter’s capacity and efficiency to capture smaller particles.

A MERV-13 rating means a filter is able to catch 90% of particles in the 3-10 micron (μm) range, 90% of particles in the 1-3μm range, and 50% of particles in the range of 0.3-1μm.

JEG Tower @ One Acacia utilizes MERV 13 filters to ensure the utmost safety and protection of its occupiers against the virus and other airborne threats. The MERV13 filter is one of the highest-grade filters in the industry, usually used in hospitals and other high-risk facilities. It promotes a healthy breathing environment, and it will not allow the growth of bacteria, mold, mildew, or fungi.

Why is it important during a pandemic?

Offices can be hotspots for virus and disease outbreaks caused by recycled air and decreased ventilation. Through high quality and top-grade air filters, the indoor air quality of commercial buildings is dramatically improved.

MERV 13 air filters are long-term investments for commercial developments, not only during a pandemic. Aside from protecting its tenants from virus cross-infection and improving their health, better indoor air quality also upgrades the working environment for office buildings.

“Improving indoor air quality has been shown to increase business productivity through being a factor in reducing absenteeism due to health issues,” Michael Glindro, LEED AP BD+C said. “After all, we do spend a majority of our day in the office so taking steps into creating a healthy work environment will benefit the triple bottom line.”

Premium green buildings such as JEG Tower @ One Acacia emphasize the importance of uplifting the quality of life of its tenants through a holistic approach to well-being. The 22-storey LEED Silver Pre-certified building ensures that the highest standards for health and safety are observed and followed during a pandemic or not.

How JEG Tower ensures workplace safety

In the Philippines, the eventual return to the physical offices seems inevitable as businesses and companies move to recover and help restart economic activities. With the re-entry in mind, more developments are focusing on sustainability and pandemic-proofing their workplaces to guarantee the protection of public health and wellness.

JEG Development Corporation (JDC) is one of the green developers that has envisioned, prioritized, and built spaces that have its occupants’ needs and comfort in mind. JEG Tower @ One Acacia has state-of-the-art green features, earning them a LEED pre-certified Silver accreditation, and a nomination for Best Office Development in the 8th Property Guru Asia Property Awards.

One of its main features focuses on improving office mobility and decongesting key common areas in the building. Through technology, JEG Tower is equipped with Mitsubishi Destination-Oriented Allocation System (DOAS) elevators to ensure strategic and safe movement within the building. These elevators are integrated with the installed turnstiles that allow for a unique lift assignment, making it easier to contact trace and assures a less crowded lobby.

This also adds another layer of contactless protection to the building as it reduces the need to press a button for a car call. Through the automated assignment, the allocated car only has one destination, allowing for reduced waiting or time, and energy efficiency.

Study shows that DOAS technology is a good control system to conduct crowd control or group movements. Destination-controlled elevators have better overall handling capacity that can transport more people effectively, and passenger transfer times are also made faster with a set delivery route.

Transitioning to Safer Workplaces

The green recovery has posed many benefits or advantages, especially in the post-lockdown business landscape. Data shows that it is a consensus among organizations that remote working is only a temporary solution. Recalibration in safe office builds and design needs to settle on a sustainable new normal that allows for a hybrid workforce and distributed workplace.

In line with the shift to sustainable adjustments and habits, experts believe that urban mobility is also expected to improve especially in highly-dense metropolitans. Like JEG Tower @ One Acacia, similar properties should be accommodating for alternative modes of transportation as people look for a more green or efficient way to move around.

Corporate Wellness 101: Why shift focus on health and well-being

With the several concerns brought about by the COVID-19 pandemic, more companies are looking for sustainable and resilient solutions to better protect and equip their workforce physically and mentally. The shift to wellness is becoming one of the priorities as more businesses regroup and map out their workplace re-entry strategies.

Beyond a pandemic-proof workplace, public health and safety can be improved through a suitable corporate wellness program. This initiative offers many advantages beyond employee engagement and a sense of community.

According to Business News Daily, providing lifestyle enhancement benefits can be a powerful method to recruit and retain employees. These benefits usually involve fitness, mental health, or medical needs. Simply giving access or capacity to avail gym memberships, health apps or other assistance programs can keep them happy and loyal.

Similarly, in the Philippines, companies such as JEG Development Corporation has been offering a wellness program to encourage a more active lifestyle and support sustainable transportation in Cebu. Through an allocated fund, they have recently launched a well-received bike program for all their employees that allows them to purchase their bikes.

RELATED: Why Sustainable Transportation Matters For A Greener Philippines

Since its inception, more employees are going on bike runs together to keep them fit, and also as a form of responsible socialization. Individuals who already have bikes or are less inclined to do so can use the budget to buy vitamins to supplement their health.

More data shows that these programs can help improve overall business performance as it fosters a healthier workplace. In a report by Entrepreneur, a healthy workforce can improve output due to lower stress levels and employee absences. Beyond productivity, enabling their interest to become more physically and emotionally fit will also reduce healthcare expenses for companies.

A more holistic approach is also encouraged by some experts. In the same report, the corporate wellness program can go beyond physical and emotional needs by addressing issues unique to one’s particular life. This can include financial aid, legal protection, or simply taking a more active role in the community which heavily appeals to the younger generation or the millennial workforce.

Recently, new fronts in healthcare and corporate wellness are being explored. With the help of technology, it is easier to access information and monitor fitness performance through certain apps and online platforms. Given the current pandemic, corporations can opt to avail of digital health care solutions in the workplace to create more awareness or mindfulness when it comes to physical or mental fitness.

In a study conducted in the US, it was observed that employees are much interested in utilizing technology or digital systems that can help them personally monitor weight loss, provide health risk assessments, and other relevant biometric screenings.

With the drawbacks triggered by the pandemic, the shift in business priorities is a long time coming. Investing in the health and wellness of the workforce will deliver long-term returns and benefits not only for the individual but for businesses as well.

Why Sustainable Transportation Matters For A Greener Philippines

A more sustainable future is being pursued in most urban areas and metropolitans in the Philippines. Beyond real estate, the push for green extends to how people move around and touches on alternatives that are eco-friendlier and more resilient.

Sustainable transportation takes into consideration the effects of mode of travel on the environment and climate. One of its many benefits is in the improvement of air quality in these cities as fewer vehicles travel, effectively reducing pollution. This also decreases greenhouse gases emission and makes major thoroughfares less congested for easier mobility.

There are also wellness and health benefits for individuals who adopt the lifestyle of biking or cycling, carpooling, and the use of electric scooters to get to places. It is known to improve cardiovascular performance and help in stress reduction especially with the mental strain brought about by the pandemic.

Through the utilization of sustainable transport, noise pollution is also dramatically reduced. According to a study, loud sounds are known to increase stress hormone levels. The longer that these hormones remain in the bloodstream, the higher the risk of acquiring physiological diseases.

It is also more cost-efficient as you can save on fares, gas, or car maintenance expenses. Experts claim that the adoption of sustainable transport alternatives can create more job opportunities for people working in construction, design, technology, and manufacturing.

The Future of Micro-mobilities and Wellness

The Asia Pacific region is yet to further explore the potential of micro-mobilities sharing such as electric scooters. According to MIT, this is due to the lack of infrastructure and cost that can allow it to prosper such as charging stations or designated parking spaces.

However, more LEED buildings are supportive of the shift to sustainable transportation. Cycling or biking becomes the go-to focal point as a study shows that it also plays a positive role in paving the way for the development of environmentally sustainable cities. After all, bikes have small road space allocation and a relatively low energy requirement in production and maintenance.

Similarly, developments in the country such as JEG Tower @ One Acacia is doing their part in the global zero-emission movement to reduce carbon footprint. The LEED pre-certified Silver building has allocated a space for bike racks to entice more occupants to join in on the green initiative.

Moreover, as part of JEG Development Corporation’s wellness program, employees are encouraged to own a bike through the budget assigned and use it for transport. It has also become an effective social activity that is advantageous for the physical and mental fitness of the team.

In the post-lockdown landscape, mobility proves to be a crucial point of consideration in the road to a more sustainable future. Improving resilience and transitioning to a low-emissions setting through a green recovery will reduce the risk of pandemic vulnerability and can have the potential to boost economic activity.

Pandemic-Proof Workplace: How LEED buildings stand out

Sustainable real estate is now taking the spotlight, especially in the post-lockdown landscape. Apart from the increasing concern towards Climate Change, pandemic proofing the workplace in green buildings has proven to become easier.

In the Philippines, demand for premium spaces that put its occupants’ wellness and safety. According to the Singapore Green Building Council, the technologies employed by green buildings can help the world prepare for a future when pandemics are more common. Green accreditation can be acquired for certain developments such as JEG Tower @ One Acacia by complying with the standards set by the Leadership in Energy and Environment Design (LEED).

Aside from its significant mindfulness of how buildings are built, energy- and water-efficient buildings are equipped with state-of-the-art filtration features that are more likely to reduce respiratory infections and other cardiovascular diseases. The World Health Organization (WHO) also acknowledged the shift in priority when it comes to places where people congregate or spend time in as it can save lives, lower threats to the health condition of a community, and improve quality of life.

Beyond Green: Why you should expand to Cebu

Despite the severe impacts of the COVID-19 in the Philippines and subsequent lockdowns, Metro Cebu continues to prove its viability as the Visayan business center. Apart from its push for sustainability, the city’s holistic recovery picks up momentum as measures are put into place to contain the pandemic and ensure the health, safety, and business posterity.

Here are a few reasons why you should locate to Cebu:

  • Strengthened COVID-19 response

After a longer stay in Enhanced Community Quarantine, the Department of Health confirmed that Cebu has recently recorded its lowest number of cases last September 28, 2020, with only 3 confirmed patients. The local government through its Emergency Operations Center has been actively taking measures to contain the virus, contact tracing, and alleviate the number of active cases.

The EOC monitors areas or key locations with high foot traffic such as markets, supermarkets, construction, and government offices. Local officials have also actively implemented swabbing of locally stranded individuals and placed a testing station in Pier 1.

  • Safer Construction Practices

Workplace safety protocols are being applied across all sectors. Beyond offices, safer construction is also being pushed by the Cebu LGU. This action plan came after the high transmission observed among workers going on site.

Improved health measures are now being implemented such as swab testing shouldered by the DOH while food and isolation expenses will be carried by contractors or project owners. To further streamline the process of contact tracing, construction firms are tasked to assign a health and infection prevention officer.

Stricter implementation of physical distancing and monitoring of construction sites are also being done to protect employee welfare and guarantee safer spaces within the metro.

  • Push for Greener Cebu

Mobility has been a major point of concern as community quarantines have been implemented nationwide. There has been a rise in bikers in the city as an alternative for public transportation.

In support of energy-efficient and ecologically friendly initiatives, bike lanes have been marked and painted green to allocate space for two-wheeled, non-motorized vehicles depending on an area’s lane space. It will also encourage and ensure safer travel as it is separated by a white line from regular cars or transport.

Real estate developers have also actively pivoted their developments for more sustainable and resilient amenities or features. Commercial towers and offices such as JEG Tower are offering biophilic spaces and buildings to place the metro at the forefront of this green recovery that prioritizes the environment and the wellness of its occupants.

  • Healthier investment, business activity

Despite the challenges, future-proofing of investments has been a point of focus for local institutions and key stakeholders. In preparation for the post-pandemic landscape, new opportunities in infrastructure, water, and energy continue to move forward led by Vivant Corporation to better serve the Cebuano community.

According to reports, Vivant is looking for water supply solutions in parched areas in Cebu including other areas in the Philippines by looking at bulk water supply, distribution, wastewater treatment, and water engineering.

Cebu LGU also partnered with the Department of Trade and Industry and the Mandaue Chamber of Commerce and Industry in providing a support program for all enterprises including microentrepreneurs. Through the “SUGBO Negosyo” program, entrepreneurs can access seminars, and get assistance in business registration and other business development services.

  • Better workplaces

Cebu-based developments continue to produce premium spaces that foster a safe and productive working environment. Developers such as JEG Development Corporations are upgrading their building-based measures by adding touchless or contactless fixtures inside their high rise, JEG Tower @ One Acacia. Entryways are equipped with thermal scanners and automatic doors. Well-ventilated spaces such as pocket green spaces and unique green roofs are also made accessible.

They are also encouraging proper hygiene and sanitation to prevent transmission by leveraging smart technology. Its common areas with high foot traffic such as restrooms are equipped with sensor-prompted, state-of-the-art hand dryers with anti-bacterial additives. As a LEED-certified building, it has armed its offered spaces with MERV-13 filtration that will complement its top-of-the-line HVAC system.
